The single biggest predictor of getting your full deposit back is what you document on day one. Most tenants take five phone pics and assume that's enough. It isn't — landlords can (and do) point to issues that weren't photographed and bill you for them.
Living room & bedrooms
- All four walls — wide shots + close-ups of any stain, crack, or hole.
- Ceiling corners (water seepage marks are the #1 deduction trap).
- Flooring — every chip, scratch, or loose tile.
- Switches, sockets, fan speed regulators — record a 10-second video of each fan running.
Kitchen
- Modular cabinet hinges and shutters — open and close every one.
- Chimney filter condition, gas connection, geyser working video.
- Sink for chips, tap for leaks, RO purifier filter date.
Bathrooms
- Tile grout staining, mirror cracks, towel-rod fixings.
- Geyser model & last-service sticker, exhaust fan working.
- Flush mechanism, drainage speed, jet spray pressure.
Common areas & society
- Parking slot number — photo with your vehicle in place.
- Society NOC for tenancy (mandatory in most Mumbai/Pune societies).
- Meter readings — electricity, water, gas piped — with date overlay.
