'Wear and tear' is not a deduction. Indian rental law and consumer-court precedent are clear: normal use of a property — faded paint after 2+ years, minor scuffs, light kitchen grease — cannot be billed to the tenant. Landlords can only recover the cost of damage beyond reasonable use.
Legitimate deductions (and typical ranges)
- Deep cleaning (only if professional clean wasn't done by tenant): ₹2,500–₹6,000 for 2BHK.
- Wall painting (only if tenancy < 3 years AND walls have non-standard damage): pro-rated.
- Broken fixtures with proof: actual replacement invoice, not estimate.
- Unpaid utilities: final bills with meter reading from move-out date.
Deductions to push back on
- 'Society maintenance' for months you didn't live there.
- Full repainting after 3+ years of tenancy (depreciation applies).
- Brokerage for finding the next tenant — that's the landlord's cost.
- Any deduction without an invoice or quote attached.
